NRI Staffing Resources is seeking an experienced Utility Maintenance Technician with Electrical Experience for a property management client in Washington, DC. This role is critical to maintaining the safety, appearance, and functionality of the property’s exterior and common areas while delivering excellent customer service to residents and property management.
The ideal candidate will have 5–10 years of hands-on maintenance experience, work independently with minimal supervision, and possess strong electrical and general maintenance skills.
Minimum 5–10 years of relevant experience in property, apartment, office, or condominium maintenance
Proven experience with electrical, plumbing, landscaping, and exterior maintenance
Ability to work independently with limited instruction
Experience maintaining and operating a service vehicle
Clean driving record (required)
Working knowledge of electrical and plumbing systems
Proficiency with hand and power tools, including drills, saws, pipe cutters, and related equipment
Ability to perform minor electrical repairs and troubleshooting
General maintenance and repair skills for exterior property features
Strong communication skills to clearly explain maintenance issues to supervisors and property managers
Excellent time management and critical thinking abilities
Self-starter with strong initiative and attention to detail
Ability to work independently with minimal supervision
Strong commitment to safety protocols and safe work practices
Maintain clean, neat, and orderly grounds
Landscaping, gardening, trimming hedges, and watering new plantings
Maintain exterior lighting and hose bibs
Clear leaves from public and private walkways
Perform snow removal as required
Manage curbside debris and trash removal
Service pet stations and pull pet station trash three days per week
Remove and dispose of trash
Restock dog waste stations
Perform basic exterior repairs and maintenance
Maintain landscaping equipment and service vehicles
Replace exterior light bulbs
Perform minor plumbing repairs
Conduct basic electrical repairs as needed
Assist with general property repairs and installations
Respond to resident inquiries and complaints with professionalism, patience, and empathy
Maintain positive working relationships with residents, vendors, and the property management team
Communicate clearly and transparently with the maintenance supervisor and management staff
Perform preventive maintenance to avoid future issues
Maintain pet stations, dispensers, and trash receptacles
Assist with routine inspections and upkeep of exterior property elements
