Are you an experienced property management professional looking to take the next step in your career? A confidential residential real estate firm is seeking a Portfolio Property Manager to oversee a group of residential communities including condominiums, HOAs, and cooperative properties.

This full-time, onsite role is ideal for a motivated individual who thrives in a fast-paced environment and brings a strong background in operations, administration, financial management, and resident relations.

Job Requirements

Key Responsibilities:

Administrative & Financial Oversight

  • Manage day-to-day operations of multiple residential associations.

  • Maintain accurate and up-to-date property and board records.

  • Prepare monthly management reports detailing inspections, violations, insurance, and contract statuses.

  • Draft and manage annual operating budgets in coordination with Board of Directors.

  • Serve as the primary point of contact between Boards and management.

  • Oversee vendor contracts, bidding processes, and ensure compliance with governing documents.

Property Maintenance & Operations

  • Conduct weekly property inspections and enforce preventive maintenance schedules.

  • Monitor and document contractor performance, including insurance and warranties.

  • Assist with capital planning, energy management, and maintenance SOPs.

  • Lead incident documentation and support Boards with insurance claims or litigation.

  • Maintain contract calendars and monitor deadlines for renewals and bids.


Candidate Profile:

Qualifications:

  • Bachelor’s degree preferred.

  • Minimum of 3 years of direct experience with condominiums, HOAs, or co-ops.

  • Proficiency in Microsoft Office (Word, Excel, Outlook).

  • Strong understanding of building systems and maintenance practices.

  • Ability to interpret financial reports and manage budgets.

  • Excellent communication, organizational, and conflict-resolution skills.

  • Experience supervising on-site staff and managing vendor relationships.


Additional Requirements:

  • Must have reliable transportation, valid driver’s license, and auto insurance.

  • Use of personal vehicle is required for travel between properties.

  • Flexibility to attend evening Board Meetings as part of management obligations.
